When Rooftop Activation Crosses the Line

Our neighborhood thrives because of the dynamic relationship between residents, hotels, restaurants, and businesses. Rooftop venues, hospitality activations, and curated experiences all contribute to the energy that makes Brickell special.

But there is a difference between activation and disruption.

Last night, a rooftop event utilized high-intensity lighting effects that projected outward onto neighboring residential buildings late into the evening. While music volume is often the first concern in these situations, it was not the sound that created the disturbance — it was the EDM-style strobe lighting and beams cast directly into nearby condos..

Bedrooms became illuminated. Curtains glowed. Families preparing for the next workday or school morning were unexpectedly pulled into an event they did not choose to attend.

When residents contacted the establishment during the event, we were informed that the activation was permitted and that the party was almost over. When asked whether a specific permit had been issued for the lighting effects, we were told there was not one. Management contact information was requested in order to follow up the next business day.

This is not about opposing business activity. Brickell is a mixed-use community, and hospitality is an important part of our ecosystem. However, rooftop programming at that elevation carries responsibility. Lighting effects travel far beyond the intended footprint and directly impact residential quality of life.

Rooftop events can absolutely be executed with taste and consideration. Simple operational adjustments, such as directing lighting inward rather than outward, limiting high-intensity projections after certain hours, and proactively communicating with neighboring buildings can make a meaningful difference.

Brickell works best when we lead with collaboration and mutual respect.
