Holiday Guest & Visitor Parking Tips for Condo Communities

As Thanksgiving week brings family, friends, and celebrations into our homes, Brickell’s condominium communities experience a significant increase in visitor traffic. With more guests, deliveries, and activity in our garages, thoughtful planning is key to keeping our buildings safe, organized, and stress-free.

To support property managers, board members, and residents during this busy season, the Brickell Homeowners Association has compiled essential guest parking reminders to help buildings operate smoothly throughout the holidays.

1. Register Guests in Advance

Most buildings require visitor registration for safety and traffic flow. Encourage residents to:

  • Register guests through their online portal

  • Contact the front desk with a guest list

  • Provide names, arrival times, and duration of stay

Advance notice helps management prepare and avoid lobby or entry delays.

2. Use Designated Visitor Parking Only

Clearly communicate where guests are permitted to park. Remind residents and visitors:

  • Guest spaces fill quickly — plan accordingly

  • Reserved or deeded spaces may not be used

  • Fire lanes, loading zones, and garage ramps must remain clear

When guest parking is full, ask the front desk about overflow options or nearby public garages.

3. Share Access Instructions Before Guests Arrive

Gate and garage entry can be confusing for first-time visitors. Buildings may require:

  • Temporary visitor passes

  • Displaying permits on dashboards

Providing instructions ahead of time makes arrivals easier for everyone.

4. Prepare for Increased Delivery Traffic

Thanksgiving week often brings a surge in Amazon, Instacart, catering, and package deliveries.
Buildings should:

  • Direct drivers to proper loading/unloading zones

  • Discourage parking in resident spots or blocking garage entrances

  • Remind residents to track deliveries to reduce congestion

A coordinated approach keeps traffic flowing.

5. Reinforce Community Etiquette & Quiet Hours

Garages echo and holiday gatherings sometimes run late. A friendly reminder can go a long way:

  • Do not idle vehicles in enclosed garages

  • Use visitor elevators when available

  • Never prop open garage gates or doors

  • If you see something say something
