COMMUNITY NOTICE: FORMER HOTEL DEMOLITION UPDATE 

Demolition Date Announcement 

Dear Brickell residents,  

As discussed during last year’s presentations to the community, Swire Properties can confirm its  intent to proceed with the controlled demolition of the former hotel located at Brickell Key’s southern  side on the morning of Sunday, April 12th, 2026. 

As explained in these community meetings, this controlled demolition methodology, also commonly  referred to as implosion, has been selected after over 18 months of rigorous research and analysis  with demolition experts and the City of Miami. The advice from those experts is that implosion is the  most appropriate method for the site due to the building’s specific structural characteristics,  associated safety benefits and the shorter timeframe, thereby condensing disruption to residents.  

The methodology has been approved by the City of Miami (Permit No. BD25000627001B001). All  preparation work conducted at the site since summer 2025 has also been approved by the City of  Miami (Permit Nos. BD25003904001B001 & BD25017639001B001). 

In keeping with our commitment to transparency and open communication with the Brickell  community, Swire Properties intends to undertake the following actions during the next weeks: 

1. In February 2026, Swire Properties will distribute a detailed demolition protocol to the  community via the Brickell Homeowners Association, the Brickell Key Master Association,  HOAs and building managers. This protocol will include comprehensive information on safety  and security proceedings as well as a complete demolition-day timeline. 

2. As the date of the demolition approaches, Swire Properties will host an online information  session, open to all residents and stakeholders, during which demolition experts will further  explain the process, safety measures, and timeline.
