Quieter Nights Ahead? Miami Tightens Construction Noise Rules
Beginning December 15, the City of Miami implemented administrative updates to its noise waiver process, aimed at addressing ongoing concerns related to construction noise in residential and mixed-use neighborhoods.
These changes were developed following months of discussion and collaboration between City staff, elected officials, law enforcement, and community stakeholders, including neighborhood associations across the urban core.
What’s Changing
Under the updated guidelines:
Continuous noise waivers will now be issued only for mat pours
Approvals before 8:00 AM will be limited to concrete pours
Vertical construction will no longer receive noise approvals after 6:00 PM
Sunday crane jumps will only be permitted between 8:00 AM and 6:00 PM
Public Right-of-Way construction near residential areas may not begin before 10:00 PM
All noise waivers will now include language noting that noise mitigation inspections will be conducted, and non-compliance may result in immediate suspension or revocation

Construction activity remains a necessary part of growth, but these updates reflect the City’s effort to better balance development with residential quality of life. The new framework introduces clearer limits, stronger enforcement mechanisms, and increased accountability for projects operating under noise waivers.
The City will collect and analyze data resulting from these changes to help inform future legislation that may further strengthen protections for residents.
